Homes for Sale in South Windsor CT

 

During November 2010, there were 14 closed sales in South Windsor, CT with a median price of $281,950.  During November of the prior year, there were 32 closed sales with a median price of $306,200.  Currently, however, there are 13 properties under contract and 22 properties under deposit, so there is still quite a bit of activity in South Windsor's housing market.  Here is the breakdown of closed sales by price range:

South Windsor CT Market Report

 

 

According to the MLS, there were 8 closed sales in South Windsor, CT during September 2010.  Closed prices ranged from $224,000 to $562,500, with the median price being $299,000.  During September 2009, there were 10 closed sales.  Closed prices ranged from $185,000 to $575,000, with the median price being $225,000.

 

As of today, however, there are 16 homes under contract and 25 homes under deposit in South Windsor, so it seems that the statistics in coming months will show increased activity. 

 

South Windsor CT is a desirable location with plenty of opportunities to find homes in all price ranges.  Here's the breakdown by price range for the 104 homes currently on the market:

South Windsor CT Market Report

 

South Windsor CT Market Report for Summer 2010.  We are still trying to sort out how the tax credit affected the market after 6/30/10 and we will see some odd numbers because of it.  By September, trends should be a little more obvious, but for now, let's try to make some sense out of the numbers.

In June 2010, there were 36 closed sales with a median price of $301,000 compared to 30 closed sales and a median price of $274,150 in June 2009.  Numbers up; median price up.

In July 2010, there were 12 closed sales with a median price of $294,500 compared to 21 closed sales and a median price of $257,000 in July 2009.  Numbers down; median price up.

In August 2010, there were 12 closed sales with a median price of $239,500 compared to 28 closed sales and a median price of $316,500 in August 2009.  Numbers down; median price down.
