Another Successful Closing - 46 Bretton Road, Manchester CT
On St. Patrick's Day, we closed on 46 Bretton Road in Manchester CT. The house is an oversized cape with four bedrooms, one and a half bedrooms, a detached garage, hardwoods under the carpets, newer windows, and 1536 square feet. The house has great potential; it's in a very nice neighborhood but it needs updating. Someone with some vision and a willingness to make a few changes could make this a really special home. The house had been listed at the end of summer, was priced competitively, and had many showings. But the market was challenging, buyers in general were hesitant, housing inventory was high, and the winter weather was less than welcoming.
But two buyers came along who absolutely loved the house and could see its potential. We negotiated the contract and inspections and set a closing date. Because they were applying for an FHA loan, we figured that we may have to extend the closing date because FHA loans take a little longer, but we actually closed 11 days early!
It was a happy day for the buyers because they found an affordable home with plenty of room in a nice neighborhood. It was a bittersweet day for the sellers. The home had been in the family since it was built, so there were a lot of family memories left behind. They had hoped to keep it in the family, but no one was willing or able to buy it. So they took comfort in the fact that the new buyers love the house and are happy to be there.
For me, it was a positive experience. The absorption rate in Manchester is currently 8.5 months, and the house sold in less than 7 months, so we were better than average. We also closed at 97% of asking price. The lender was stellar, the house appraised, the other agent was a pleasure to work with, and we were able to overcome the usual minor problems that usually creep up at the end. I also added an exceptional gas boiler service person to my "highly recommended" list.
Buying and selling a home is more than a transaction; there are many emotions that come into play, but when it ends well for everyone, well, it ends well!
