Bloomfield CT Market Report for September 2011

Bloomfield CT Market Report for September 2011

Homes for Sale in Bloomfield CT

The housing market in Bloomfield CT saw a downturn in closed sales both from the previous months and from the same time last year, but it saw an increase in median price.  In September 2011, there were 8 closed sales with a median price of $228,950 compared to September 2010, when there were 13 closed sales with a median price of $222,000.

Here is the breakdown by price range:

Price Range September 2011 September 2010
Under $100,000 1 -
$100,000-$149,999 1 2
$149,999-$199,999 1 4
$200,000-$249,999 2 4
$250,000-$299,999 1 2
$300,000-$349,999 - 1
$350,000-$399,999 1 -
Over $400,000 1 -
Total 8 13

There are also 23 homes under contract and 14 homes under deposit.  With the number of active listings being 137, the absorption rate is 21.7 months, which is definitely a buyers' market.

In looking at the length of time that homes are on the market, we see that the current median days on market is 107, which means that houses are not moving quickly in Bloomfield.  This is important for sellers to know because they will need to realize that it will take longer to sell their homes in the current market.  Price will continue to be extremely critical and homes that are not priced well will stay on the market.

A bright spot in the Bloomfield housing market, however, is the general rise in median price.  Although closed sales dropped, median price has shown an increase over the past several months.  Here is a recap of each month in 2011:

Month # of Closed Sales Median Price
September 8 $228,950
August 10 $186,875
July 11 $175,000
June 16 $174,500
May 12 $182,000
April 11 $167,000
March 8 $184,950
February 4 $350,000
January 7 $214,000

If you are looking for a home in Bloomfield CT, you will find plenty of opportunity for a great home at a great price.  The median price for homes currently on the market is $210,000, ranging from $49,900 for a two bedroom, one bath ranch with 1000 sq. ft. to $1.2 million for a 2899 sq. ft. colonial with four bedrooms and 4.2 baths on four acres on the golf course.  There are also many fine homes in between.  You can search for homes in Bloomfield CT by altering your criteria on the form below:

Great Things to Know About Bloomfield ~ Music at the Library

Great Things to Know About Bloomfield ~ Music at the Library

Harmoney Concert Series at Prosser Library Bloomfield CT

Prosser Library in Bloomfield CT isn't just about books! There are plenty of quality music and storytelling programs that are free and open to the public.  One of the most intriguing is the Harmony Concert Series, now in its fourth year.  These are held on Friday evenings at 7:00 with these scheduled performances:

  • October 21, 2011:     Cantilena Trio, a chamber music group with clarinet, piano, and cello.
  • November 18, 2011:  Jim Harriman, storyteller performing "Characters Known Along the Way."
  • December 9, 2011:    Frank Vignola, jazz guitar virtuoso.

In addition to the Harmony Concert Series, a Classical Guitar Concert will be performed by graduate and undergraduate students of the Hartt School at the University of Hartford.  The concert will be held on November 17, 2011 at 7:00 p.m.

Another music-related series at Prosser Library is The Delights of Music Videos and Conversation presented by Jack Brin, a music history enthusiast.  He will share documentaries on classical music and lead a discussion afterwards.  The series began on September 8 with Leroy Anderson and on September 22 with The Golden Age of the Piano, but continues with:

  • October 20, 2011: Mahler's First Symphone
  • October 27, 2011:  Berlioz Takes a Trip
  • December 8, 2011:  Tchaikovsky

These are just a few of the upcoming fall programs being presented at Prosser Library in Bloomfield.  Be sure to check out the entire schedule of programs and events.  Most programs don't require registration (although it is appreciated), but call the library at 860-243-9721 to be sure.

These music programs, as well as many other programs, are free and open to the public.  You don't have to be a resident of Bloomfield to participate, so this is a great regional resource.

Bloomfield CT Town Hall ~ A Great Experience

Bloomfield CT Town Hall ~ A Great Experience

Real estate agents spend a fair amount of time in town halls gathering deeds, maps, and other records related to real estate transactions.  For the most part, town hall employees are generally helpful as they answer the thousands of questions that come their way.

Last week, however, I had to go to the Bloomfield CT Town Hall and was amazed by the friendliness, helpfulness, and downright cheerfulness of everyone I met.  From the couple sitting at the Information booth, to the desk person who jumped up to get the deed for me, to an unknown employee who struck up a conversation with me as I was leaving the building, I had to wonder if I was in Connecticut (those who live here will know what I mean--people here do not tend to strike up casual conversations with strangers)!  It was enough to make one stop and look around.Bloomfield CT Town Hall

And look around I did!  I usually run in and out of town halls as fast as I can, but I felt I should stop and appreciate the ambience that was just created for me.  I noticed what a beautiful building Bloomfield Town Hall is, even in the rain!

Town of Bloomfield CT

I also read a sign that I had never bothered to read and found out that Bloomfield was originally called Wintonbury, which was a combination of Windsor, Farmington, and Simsbury.

Sometimes it really pays to stop and look around you, instead of bustling through all of life.  If you are looking for any information about the town of Bloomfield CT, stop in at the Bloomfield Town Hall; the friendly people there will help you find what you are looking for!

If you are looking to purchase a home in the great town of Bloomfield, please check out 7 Boxwood Circle
