Homes sold in Vernon CT

Real estate sales in Vernon CT during November were typical of most of the year, holding steady at 14 homes sold.  However, this is just 2/3 of what was sold in November 2010 (22).

 

The median price also took a big hit this November over last November ($146,250 was the median price for November 2011 compared to a median price of $226,000 for November 2010).

It's interesting that all the sales this November were under $250,000, whereas last November there were six in the upper price ranges. When we look at how November compared to the rest of 2011, we can see that the number of houses sold are within a fairly tight range, but the median prices are all over the place. One of the problems with looking at median prices is that it is a reflection of who is buying houses in any given month, and during November, buyers were buying lower-priced homes.

 

There are also 22 homes under contract (with a median list price of $169,555) and 15 homes under deposit(with a median list price of $149,900), so we should expect similar numbers over the next couple of months. Here is a recap of the year so far in Vernon CT:

October 2011 was a great month for Vernon CT real estate.  There were 16 closed sales with a median price of $171,750, compared with 12 closed sales with a median price of $155,000 in October 2010.  Both number of sales and median price increased this October over last.

 

In addition, days on market (DOM) decreased this October over last October (64 vs. 83) and list price to sale price ratio was virtually unchanged (97.05 in October 2011 vs. 97.15 in October 2010).

Not only did the statistics improve over last year, but they also improved over the previous month.  The number of closed sales in October is a healthy level for Vernon; in fact, it is the second highest month for the entire year. Here is the recap for each month of 2011 so far:

There are also 14 homes under contract and 20 homes under deposit, so the level of closed sales in Vernon CT should be maintained in November. 

 

If you are looking for a home in Vernon CT, there are currently 127 on the market, ranging in price from $9,900 for a two-bedroom, one-bath mobile home to $405,000 for a four-bedroom, 3.1 bath, 3104 sq. ft. colonial.  The median price for all current listings is $201,900.  Given the current activity and active listings, the absorption rate in Vernon CT is 10 months.  Inventory has been decreasing which could lower the absorption rate further.

The freak October storm wreaked havoc on everyday life, but it also forced the rescheduling of our fundraiser for The Sunshine Kids, Antiques Appraisal Night.

 

Originally scheduled for November 3, 2011, it has been rescheduled for November 17, 2011, from 5:00 to 7:00 p.m.  The event will be held at Prudential Connecticut Realty's Vernon office at 435 Hartford Turnpike, Vernon, CT (in the Rein's Deli plaza).

 

Scott Liscomb of A Family Heirloom will be on hand to assess all your treasures.  Bring in old coins, art, gold, silver, jewelry, military items, baseball cards, china, toys, dolls, stamps, and just about anything you might have in the attic. 

 

Each item appraised is $5 or bring three items for $10!  All proceeds from the event will be donated to The Sunshine Kids, an organization dedicated to helping kids with cancer.

Vernon CT, a thriving town of about 30,000 people, is conveniently located about midway between Hartford and UConn.  With easy access to I-84, Vernon's residents can enjoy suburbia, including outdoor recreational activities, and still be connected with nearby cities.  With many fine neighborhoods, condo complexes, and homes in all price ranges, Vernon offers plenty of opportunities for home ownership.

 

During September 2011, there were 12 closed sales with a median price of $161,500.  In September 2010, there were also 12 closed sales with a median price of $173,000.  Here is the breakdown by price range:

When we look at the number of closed sales over the past months of 2011, the number of closed sales has been fairly consistent, centering around 12, but the median price has been all over the board.  Here is the recap of the year:

When numbers don't seem to follow any trend, it is helpful to take a look at the time period for the entire year.  If we look at the entire year to date, there were a total of 106 closed sales, with a median price of $177,500.  If we look at the same period last year, we can see that there were 123 closed sales, with a median price of $195,000.  So both the number of sales and the median price are down.

 

On the bright side, however, there are 16 houses under contract and 23 houses under deposit. so Vernon will probably remain consistent in the number of sales over the next couple of months.

Button Up Connecticut! Donate Your Coats!

Button Up Connecticut!  Donate Your Coats!Button Up Connecticut

Last week's fine weather lulled us into thinking winter was a long way away, but the people of Button Up Connecticut are already preparing for it. 

 

Button Up Connecticut is dedicated to collecting new and gently used winter coats and distributing them to those who need them.  Individuals and organizations can drop off coats at various locations in Connecticut.  One of those locations is my office, Prudential Connecticut Realty, at 435 Hartford Turnpike, Vernon CT 06066.  Our office is located in the plaza where Rein's Deli is located.

 

This is a great opportunity to go through your closets, find coats that you aren't using, and donate them to a worthy cause.

 

The organization behind Button Up Connecticut is Siracusa Moving and Storage, which collects the coats, inspects them, and stores them in their warehouse.  They then contact local shelters, churches, and service organizations to distribute the coats.  They began the program in 1993 and last year distributed over 8,000 coats. 

 

Support this great cause and donate a coat!  And by the way, if you are looking for a moving company, contact Siracusa Moving and Storage.  My sister used them this summer when she moved to South Carolina and had nothing but high praise for them in packing, storing, moving, and unloading of her furniture and household goods.

The Vernon CT housing market  in August 2011 was slightly up in closed sales and somewhat down in median price.  There were 13 closed sales with a median price of $196,500, compared to 12 closed sales in August 2010 with a median price of $214,700.   The breakdown by price range shows an interesting pattern:

When we look at the summary of each month since January, we can see that both number of closed sales and median price show great variability:

It will be interesting to see how the Vernon real estate market does over the next few months.  First of all, there are 12 homes under contract and 21 homes under deposit, which is a good number overall.  But there are 149 active listings, so it is going to take some time to sell off the current inventory levels.  The absorption rate in Vernon is 14 months, which is clearly a buyers' market. 

If you are looking for a home in Vernon, there are, as was stated, 149 active listings, ranging in price from $12,000 for a mobile home to $410,000 for a three-bedroom, two-bath ranch with an extra lot.  The median price is $204,900.  There are 32 homes on the market priced between $150,000 and $199,999; there are 39 homes priced between $200,000 and $249,999, for a total of 71 homes between $150,000 and $250,000!  Vernon has great neighborhoods, with virtually something for everyone.  If you want to check out current listings, you can change the criteria to fit what you are looking for.

Sadie Mae Foundation Needs Foster Parents!

Sadie Mae Foundation needs foster parents!

Sadie Mae Foundation Animal Rescue League is a 501c3 non-profit organization that works with local shelters and pounds to rescue animals from being euthanized due to overcrowding.  For example, they work primarily with the Hartford Pound which will euthanize animals after 10 days if no one adopts them.

According to their website, they used to rent space from a local kennel but they have lost that space and now must rely on volunteers taking the animals into their homes until the animals can be permanently adopted.

Sadie Mae Foundation will be holding an information session on being a foster parent on July 22, 2011 at 6:30 in Vernon, CT.  This session will provide information about everything that is involved in being a foster parent, and they are hoping that more people will want to volunteer to carry on this important work.

Homes for sale in Vernon CT

 

The Vernon CT real estate market showed some strong gains in terms of closed sales during May 2011.  There were 14 closed sales with a median price of $177,500.  This compared very favorably to April's closed sales which were just 5, and the median price during April was $155,000.  So we saw increases in both number of sales and median price.

In addition, the list price to sale price ratio improved as well, with 96.15 in May and 94.6 in April.  Days on the market improved to 52 in May from 83 in April.

So all in all, positive trends were reported.

When we look at May 2011 compared to May 2010, we see interesting results as well.  Vernon is the the only town I have reported on this spring that saw more closed sales over the corresponding month last year during the height of the homebuyers' tax credit frenzy!  Last May there were 12 closed sales compared to 14 this May.  Granted the median price was much higher ($210,000) last May, but that was typical for last year, when median prices were higher in general.

Currently, there are also 11 houses under contract and 20 houses under deposit, so we should expect an active June as well.

The Vernon real estate market was an active one in February with 13 closed sales and a median price of $140,000.  The previous February, there were 8 closed sales with a median price of $148,950.

 

In comparing February numbers to January numbers, closed sales were up (11 in January) but median price was down ($196,500).

There are also 4 houses under contract and 7 houses under deposit.  With 109 properties currently on the market (including those under contract and deposit), the absorption rate in Vernon is 8.3 months.  While this indicates a buyer's market, Vernon's real estate market is moving more quickly than some surrounding towns.
