How is the real estate market in Manchester, CT? You may be surprised! Most people think that real estate comes to a screeching halt during the holidays. In fact, I have had many sellers ask if they should wait until after the holidays to put their homes on the market. Fortunately for them and for interested buyers, many people put their homes on the market and continue to keep them on throughout the season.
Closed sales this December in all price ranges were 30; last December also had 30--UNCHANGED! In addition, the median price this December was $176,450 versus $175,000 for last December--a slight increase but certainly not the doom and gloom that had been forecast.
Clearly, as in October and November, buyers are still coming forth to claim their first-time homebuyers' tax credit of $8,000, and we should expect the activity to continue in January. With the extension of the first-time homebuyers' tax credit and the move-up buyers' credit of $6,500, robust activity should continue.
Inventory in Manchester, CT is great right now across all price ranges. Since December 1, properties coming on the market totaled 25, with an overall total of 155 homes. There is great opportunity for buyers and sellers to take advantage of the tax credits, low interest rates, great selection, and attractive pricing.

I competely agree that the market in Manchester is a good market. I have 2 clients I am working with right now and I think it is a great opportunity. Manchester has changed a lot, since I graduated Manchester High School in 97, but the market remains attrative. Well good luck in the New Year and looks like this is the beggining of the market turning around so we have lots of work to do.
